How long can I stay in my property?
With You Stay you can stay in your property as long as you want
to. We are a Specialist Rent Back Company and never sell the properties
we buy. We are happy to agree a tenancy of any length with you and
always give you the right to renew at the end of each term. Many
of our clients are renting back from us indefinitely.
Can I have this in writing?
Yes, You Stay provides everything in writing. Any agreement we
make with you will be drawn up in a legally binding document and
signed by both parties.
Will I have the option to buy back?
Yes. All You Stay clients have the option to buy back at any time
in the future. We even offer the property back to you at less than
it’s market value!
How much can I buy my property back for?
We give you the option to buy your property back from us at any
time in the future for 90% of the market value.
How much will you pay me for my property?
You Stay does not offer based on predetermined percentages. We
pay you the most we possibly can for your property that allows you
to stay living in it, we can often pay up to 85% of the market value.
Will I have to pay any fees?
No. When you sell and rent back with You Stay there are absolutely
no fees to pay. We even pay your solicitors fees, so there really
are no out of pocket expenses to you.
Do I need a HIP?
No, you do not need a Home Information Pack when you sell and rent
back with You Stay.
How long does the process take?
A typical sale takes 2-3 weeks, but we can complete in less than
5 days if needed.
How much will my rent be?
Your rent will be based on the market rent for your type of property
in your area. We never charge more than market rent, and can often
agree a lower than market rent with you if you need it. We are often
able to let you choose your rent by giving you different rental
and purchase price options when making you an offer.
Who pays for and looks after repairs?
You Stay takes care of and pays for all the structural components
of the property and all major repairs including; the boiler and
heating system, wiring and plumbing.
Do I need to keep my insurances?
You Stay is responsible for buildings insurance so you don’t
have to worry about this, however we do recommend that you take
out insurance for your contents.
Can we keep our pets?
Yes. You Stay understands most families will have a cat or dog
(or both!), and we are very happy for you and your pets to stay
in the property.
Can we redecorate as we like?
Yes. We want you to feel as though you are still living in your
own home. We are happy for you to redecorate to your tastes as you
wish.
Can I Rent Back on Housing Benefit?
Yes, in most circumstances this is possible, however rules vary
from council to council for different situations. Please call us
and we will be happy to go through your details and investigate
this with you.
